First   Charge   Bridging   Loans   are   often   used   to   assist   with   the   time   sensitive   purchase   of   investment   properties.   They   can   be   secured   against   either unencumbered   properties   or   to   settle   off   prior   charges   on   properties   owned   by   clients   needing   additional   funds,   typically   for   capital   injections   into businesses or to resolve pressing creditor issues. Whatever   your   requirements,   we   are   hugely   experienced   with   all   aspects   of   first   charge   lending   having   been   actively   involved   in   the   first   charge mortgage sector for the past twenty-five years. KEY FEATURES Available on both residential and commercial security properties. Up to 70% LTV based on Open Market Value (OMV) on residential and 65% on commercial and semi-commercial properties. Minimum loan size £250K. * Maximum loan size £5M. ** Minimum term 3 Months. Maximum term 24 Months. Competitive interest rates. Rolled up or serviced interest options available. *** Adverse credit & re-bridges considered. Ideal for foreign nationals, expats, offshore companies and trusts. Also suitable for individuals, partnerships & limited companies. * We may consider loans below £250K on different terms to those shown. ** First Charge Loans above £5M are considered under our “Game Changer” range. *** Monthly servicing will require an analysis of the borrower’s ability to service the loan on a monthly basis.
